Roofs play an integral part in the structure of your home. It is the first layer of protection from any weather or disaster. That’s why it is crucial that you clean and maintain it regularly to keep their lifespan long. However, the performance of your roof will come to an end. When this happens, you will be faced with a decision: should you do a roof restoration or reroofing? 

When your roof is damaged, worn, or has any leaks, you will need to have it repaired. But having to choose whether you should undergo restoration or reroofing can be challenging. That’s why we created this guide to help you understand the difference between the two options. 

What is Roof Restoration?

From the name itself, roof restoration means that the original roof material is left in place. It is extending the life of your existing roof through a process of cleaning, repairing, and recoating the existing roof. Your roof will be inspected to pinpoint the problem areas and then address these issues by resurfacing the areas to prolong its lifespan. Since the original roof material is used, it is less invasive and expensive than a partial or complete reroofing. 

Because this is a cheaper option, most people are immediately drawn to this idea of restoring roofs. But before deciding which one to get, it is crucial to have a roof inspection first before deciding how you would like to go about fixing your roof. This is because your roof should be in decent condition with no prominent decay, moisture, or leaks. If there are any cracked or missing Tiles, it must be replaced immediately before the restoration. 

With roof restoration, you are replacing old and damaged roof materials with newer and better products. This could make your old, worn-out roof look new again. This method works best, especially when your roof problems are considered minor, and when replacing the entire roof span is not necessary. 

What is Reroofing?

Reroofing, also known as roof replacement, is when you completely remove and replace all materials on the roof. In some cases, you will also need to pack out the support structure from the weight of old tiles as well. This method is recommended when your roof is seriously damaged, and roof restoration cannot be performed, and it has reached the point where replacing shingles or tiles won’t work anymore. 

Only a professional roof inspector can determine whether your only option is complete roof replacement. Reroofing is usually needed for cases that are irreparable and have persistent problems that are beyond repair. Depending on the history and severity of your roof’s problem, your roof might need to be replaced entirely.  

Compared to roof restoration, reroofing is more expensive because of the materials and methods that are needed. Roof Restoration vs. Reroofing

Roof restoration is cheaper.

Roof restoration only involves cleaning, repairing, and recoating your original roof; it requires fewer materials and labour. Reroofing is a complete roof replacement, that’s why it needs more materials and labour, making it expensive. This method also involves peeling the original roof away. 

Roof restoration can prolong the life of your roof.

The average lifespan of a roof is around 25-30 years. When you restore your roof, you add another 5 to 10 years to its lifespan depending on its condition at the time. Not only regular inspection and maintenance can prolong your roof’s lifespan, but it can also help you save money in the long run. 

Reroofing is a more environmentally-friendly choice.

Even though reroofing requires you to remove and replace your old roof, it is still the more environmentally-friendly choice. This is because most roof restoration requires you painting which is not the best for the environment. Reroofing is a more environmentally-friendly and sustainable choice.

We had a poorly installed roof that had a series of leaks that had gotten to a point where it needed to be replaced.... Unfortunately for us we had a limited time frame to have this completed in between moving and expecting a baby within a month. KC roofing inspected, quoted and completed work in a matter of weeks including a variation (installed a skylight), total roof replacement and making compliant just before the birth of our daughter. Casey and his team were incredibly professional, friendly and an absolute pleasure to deal with. Price was very fare... and affordable compared to other quotes, with the added bonus of them being able to start the job within just a couple of weeks. I was thoroughly explained the procedure upon my quotation, and just knew upon meeting Casey...that he was the man for the job! It was obvious to me that this respectful friendly young man took great pride in his business and workmanship, and had a happy client list to prove it. Our steep gable roof wasn't a dream job, though these guys worked uncomplainingly, following through with a quality job with no corners cut. Regardless of a couple of inclement weather days, job was completed efficiently within the discussed timeframe. KC Roof Plumbing removed my old tiles and replaced them with colourbond.They were a very professional operation and... everything ran smoothly and on time. The team showed up to do the final measurements, the plumber arrived to temporarily remove the solar panels and the guys arrived the day before to install the safety rails. The roofing team arrived each day as planned and did a fantastic job. All the rubbish was removed, the gutters were cleaned, solar panels replaced and safety rails removed the following day. They even provided a truck to remove the old tiles rather than a skip to protect the paved driveway. All arranged by KC with no fuss. A great team and a very pleased customer.
